Golden Visa investment options
Quite a few investment options are available, even though in practice some are a lot more common than others.
It is important to note that, since January 2022, some of the investment criteria have changed. For example, it is no longer possible to make a real estate investment in residential property in the high-demand areas of Lisbon, Porto, the Algarve and most (but not all) of the coast. The good news is that the entire country of Portugal is beautiful, so plenty of opportunities remain.
Currently, Golden Visa investment options are:
The purchase of residential real estate in designated interior areas of Portugal worth at least €500,000 or €350,000 if investing in a rehabilitation project. If the residential property is located in a designated ‘low-density’ area, then a 20% discount applies (bringing the investment requirement to €400,000 or €280,000).
The purchase of commercial real estate (offices, hotels, etc) anywhere in the country worth at least €500,000 or €350,000 if investing in a rehabilitation project. The same 20% discount applied for designated ‘low-density’ areas.
The purchase of residential and commercial real estate anywhere in Portugal’s autonomous islands of Madeira and Azores, worth at least €500,000 or €350,000 if investing in a rehabilitation project.
Make a contribution worth at least €500,000 in a qualified investment fund
Make a capital transfer of at least €1.5 million
Make a contribution worth at least €500,000 to a Science or Technology research program
Incorporate a company and create at least ten jobs amounting to a minimum value of €500,000
Make a donation of at least €250,000 in support of the arts or of the reconstruction of national heritage
